Hello All

Please be advised, the Trust had two great candidates for the open Board position. Neither candidate received the requisite 67% of ownership vote. However, under the Trust’s documents, the Board can appoint a person to fill the vacated position. 

The Board decided to appoint Dudley Welch having received the majority vote to fill this position. 

According to the Trust documents, this appointment will be valid until the 2025 Annual Meeting.

 Common Area Etiquette: Dogs 
Important reminder for all dog owners:  We have recently received complaints of dog feces not being cleaned up on the property as well as bags of feces left (on multiple occasions) on the stone wall near D building. As a reminder you must immediately clean up after your pets and proper disposal is required.  Per the Harborside Condominiums EXHIBIT B : RULES AND REGULATIONS  G3. Unit Owners or Residents are responsible for the actions of their pets, and they must conform to the applicable laws, regulations and ordinances of the town of Marblehead.  Per the Town of Marblehead General By-Laws  Town of Marblehead, MA>2023-05-04>Part I: General Bylaws>Chapter 13 Animals>Article III Dogs  § 13-9Disposal of fecal matter. [Added 5-7-1986 ATM by Art. 103]  A. Duty to dispose. It shall be the duty of each person who owns, possesses or controls a dog to remove and dispose of any feces left by the person’s dog on any sidewalk, street, park, public area or any private property of another.  B. Duty to possess means of removal. No person who owns, possesses or controls such dog shall appear with such dog on any sidewalk, street, park, public area or private property of another without the means of removal of any feces left by such dog.  C. Method of removal and disposal. For the purpose of this regulation the means of removal shall be any tool, implement or other device carried for the purpose of picking up and containing such feces, unexposed to said person or the public. Disposal shall be accomplished by transporting such feces to a place suitable and regularly reserved for the disposal of human feces or specifically reserved for such disposal of canine feces, and so disposing of said feces.  Those seen disregarding this rule may be fined per occurrence.  Owners who rent their unit will need to pass this notice along to their tenants. Thank you for your immediate cooperation.

Dear Harborside Neighbors, 

Thank you very much for your patience while the Board of Trustees considered revisions to the parking policy following the end of our construction project. 

The problem, as you know, is that the total number of deeded spaces exceeds the number of spaces that physically exist in the parking lot. We surveyed the owners in late May to find out whether there was a preference for a single reserved spot per unit, or to return to the pre-construction policy of no reserved spots. The result of the survey, believe it or not, was a dead tie: 11 votes for one reserved spot, 11 votes for no reserved spots, and one “no preference.” Knowing that half the owners would be unhappy no matter what was decided, the Board spent a great deal of time exploring the pluses and minuses of each option. While one might think having one reserved space is better than having no reserved space, upon further discussion a number of practical issues with that option became apparent: 

  • Enforceability: As we saw during construction, it is very difficult to locate the owner of a car parked incorrectly in a reserved space and get them to move it. 
  • Disputes over location of assigned spaces: If the Board assigned spaces to each unit, inevitably there would be owners unhappy with their location. 
  • Changes in vehicles: Some parking spaces are too small for larger vehicles. As units change hands over time, the assigned spaces can become unworkable for the new owners/tenants. We saw instances of this during construction. 
  • Loss of flexibility: During times when the owner/tenant of a unit is not at Harborside, that space is removed from the inventory of spaces available for others. 

On the other hand, having one reserved space per unit offered advantages: 

  • Spaces could be reserved for those with mobility issues. 
  • Everyone would have the assurance that there was always at least one space available to them. 

After much debate, the Board has elected to return to the parking policy that was in place prior to construction, effective immediately.

  • No assigned spaces 
  • Each unit is only allowed up to the number of spaces it is deeded, including guests, construction vehicles etc. Above the deeded number of spots, any additional guest cars, construction vehicles, etc. should be parked on Gregory/Lee Street (To clarify, if you have 2 deeded spaces, then you are only allowed 2 vehicles in the lot at one time – this includes yourselves, any guests, construction vehicles etc.). 
  • We ask those living in units with mobility-challenged residents to use their best efforts to leave spaces near the building open for them. 

To clear up any confusion, attached are: 

  • A list of the number of deeded spaces per unit. 
  • A list of vehicles registered with management. (Additional vehicle information is also available on the Harborside website). If you have any revisions to this list, please let Kim at Lesley Management know. 

We will monitor this policy going forward and adjust if warranted. 

We on the Board are sorry for the lengthy delay in resolving this issue; a combination of illness, travel and work commitments made this decision take longer than we would have liked. We also regret that there was not an answer that would please everyone. In the end, we believe this solution, with all its pluses and minuses, is the most equitable and practical option available.

Dear Harborside Owners and Residents

In late September 2020, the following policy was sent to owners: 

The Harborside Trustees require that any non-emergency situation (including a move) that impacts, physically or on the privacy of another owner’s property, will require prior approval of the impacted owners through Lesley Management.

Over the past few years, it has come to the Trust’s attention that this policy needs to be modified. As such, the following policy is in effect immediately:

The Harborside Trustees require that any non-emergency situation (including maintenance and moves) that impacts, physically or on the privacy of another owner’s property, must obtain prior approval from the Board of Trustees. If Board approved, the impacted owners will be notified through Lesley Management with at least 24 hours’ notice.

Dear Unit Owner and Residents, 

Please allow this email to be a reminder that nothing shall be hung or drilled, punctured, or hung on the exterior of the buildings and/or any railing structure without prior written permission from the Board of Trustees. This includes but is not limited to house numbers, name plates, decorations, etc. If you want something to be hung, please notify management and if approved, we will arrange for it to be hung so not to compromise any building warranty or cause damage to siding, roof, railing etc. 

Section B13 of the Harborside Rules and Regulations:

B13. Nothing shall be hung or displayed on the outside of windows or placed on the outside walls, doors, or roof of the Condominium Buildings without the prior written approval of the Trustees. No clothes, sheets, blankets, towels or other articles of laundry shall be hung from a Unit or any Common Area or Facility. No rugs or mops shall be shaken or hung from any Unit window, door or adjacent deck, patio or lawn area.

The Harborside Condominium Trust Board of Trustees seeks your commitment and assistance in protecting the Trust and Owners investment. 

The Proposed Amendment would allow the ownership of 2 units at any one time; what is currently in practice at Harborside. The Amendment would limit more than 2 units owned by one entity at the same time. 

This Amendment would assist in keeping the Trust in adherence with Fannie May and Freddie Mac Lending, which governs the majority of traditional lending options to homeowners. This Amendment would also foster a predominantly owner-occupied community – which is also currently in place.

Again, the HCT Board of Trustees seeks your support. Accordingly, please find a Consent to Amend the Master Deed.

Hello Harborside owners and Residents 

In response to concerns from neighbors re: the recycling blue barrels on Lee Street, the Trust is making a slight change effective Monday, September 11, 2023. 

Marblehead Movers will no longer be bring barrels to Lee Street for Town pick up on Tuesday mornings. Instead, Marblehead Movers will be taking refuse and recycling at the same time on Monday (one time per week) It will “appear” that the recycling is going in the same trash truck, but MM will be separating the recycling at the Transfer station in the appropriate piles. 

Please continue to separate your CLEAN recycling, your broken down boxes, and your refuse and place them in the appropriate areas/containers within the Trash Room.

Please expect to see ladders in use outside of windows as the vendor has been instructed to not use the decks/egresses. Residents may want to close their windows to limit the amount of noise and prevent debris from entering units. Please use caution when entering and existing the building.

Hello Harborside Owners of D Building

DiPietro Construction will be working in the common area stairwell this coming week.  All personal items, including any mats, MUST be removed  from the common area, interior stairwell and vestibules.   The large armoire on the 2nd floor also needs to be removed.  If this does not belong to an active unit owner any longer, please let me know and I will have this dismantled and removed from the landing.

Again, we have been made aware, that work will begin as early as the end of this week and all items need to be removed.

We are thrilled to report that DiPietro will be starting the first half of the 2nd Phase of the project:  Installation of a Fire Sprinkler System within building D.  Accordingly, the  Dumpster and the Port A  Potty will be returning to the property on Monday, November 14, 2022 in the same location it was earlier in the year.

Please refrain from parking in the 5 parking spaces along the seawall, closest to the South Gangway.

Once the schedule of work is known, we will communicate this to general ownership.

Please be advised Harbor Landscaping will have men on site on Monday, August 8, 2022 to remove the dirt and any landscaping left in the rear planter.  It will be replaced with river rock stones similar to what is in front of the B Building egress.  This will help eliminate the splash of mud up the side of the building in the rear.

Hello Harborside Owners and Residents

Please be advised that we have received a complaint from DiPietro’s Construction Manager that residents are walking through the Construction Set up area in the south end of the parking lot.  This Area is Marked and Coned up so no Residents should be walking through or around.  Access to D Building should be via the walkway between B&D.  There is an open pathway to the South Float Gangway and does not require anyone to walk through this coned off area.

If there are continued complaints, DiPietro will have no choice but to install Temporary Fencing Around this area which not only will cost the Association but certainly be an eyesore to all those at the property.

1.)  Dogs must be on leash in the common areas at all times.  There are many people walking about BUT the cars coming and going and the additional work trucks and staff make it very dangerous.  Again, all dogs must be leashed when in the common areas.

2.)  There is absolutely no smoking in any common areas, including but not limited to interior hallways and stairwells, exclusive use common decks or patios, parking area, trash room, docks and gangways.  Please make sure your tenants and guests are aware of this rule.

The Harborside Condo Trust Board of Trustees received and accepted the attached resignation letter from Jay Carty.  We thank Jay for his many years serving as a Board Member and his invaluable contribution to the many projects and issues facing HCT during his tenure.  We know Jay will be a continued source of support and historian as we continue to navigate the projects at hand.

Accordingly, the Harborside Condominium Trust Board of Trustees has appointed Owner Joe Parker to fill the vacated position on the Board.  Having expressed interest in serving on the Board in the past, receiving much support, and being a full year resident made Joe an appropriate person to fill the vacancy.  We thank Joe for agreeing to this appointment and look forward to his many contributions.

 Dear Harborside Trustees 

This letter is to inform you of my resignation from the Board effective April 30, 2022. My reasoning is 

  • • At this point, I have decided to not run again at this Years Annual Meeting. I have thought long about this. Because we are at the early stages of the D Building Egress project, I feel having a new owner serve on the board would be appropriate to allow the time to bring them up to speed before the actual reconstruction begins. 
  • • I fully support this project as I have been a part of this since its conception. I will of course be a resource for the replacement Trustee and the Board to explain or review any of the historical decisions I have been a part of. 
  • • This just seems like the right time for me to step back and allow another owner to be an integral part of the project and assist as necessary. 

It has been a privilege to have been on the Board for 6 years and look forward to assisting in any way I can. Best to all.

Dear Harborside Owners and Residents

We are pleased to announce that Phase I on D Building will be starting next week.  (Removal of all siding and trim and replacement with Hardie Board and composite Trim boards)  A dumpster will be delivered as early as Monday, April 18th along with the required Port-A Potty.  Please remember that the dumpster is for Construction use and should not be used by residents for personal household or even individual remodeling refuse.  Owners and Residents in D Building may wish to remove any wall hangings on the West Side and North side of the building as there will be banging and pulling off of siding which may disturb wall hangings and valuables.  Owners and Residents may also wish to keep the windows closed to limit the dust and noise from coming into their units.

Parking:  Please leave the four southernmost parking spaces (from the South Gangway towards C building) along the sea wall open.  Cones and other barriers will be put in place marking off the area.

Communication:  Lastly, please defer all questions to Management or to the Board of Trustees.  Please do not confer with the vendor as they will politely ask you to contact Management or the Board.

Dear Harborside Condominium owners, 

 As you are aware, the Harborside Condominium Trust is moving ahead with initiating urgent repair work on Buildings D and C (the combined project). The work on Building D was cited as urgent by the Marblehead Fire Chief and the work on Building C was mandated by the Trust’s insurance carrier.

During our meeting with owners on Wednesday, March 16, 2022, the Trust provided an update on the status of the combined project and an estimate of the cost that included a contingency for unforeseen expenses.

Subsequently, by a poll of all owners conducted by email, the Trust asked each owner to select their preferred option from two alternatives for financing the combined project. Most owners responding voiced their preference for Option A. Accordingly, the Trust is moving ahead with a supporting loan application.

Procedurally, pursuant to the requirements of the Trust’s governing documents the attached formal ownership vote is being taken to authorize the Trust to obtain a line of credit up to $850,000 to support the proposed egress on building D and siding work on Buildings D and C. Based on the results of the selected Option A, the Trust’s intent will be to limit borrowing to $350,000. In the event circumstances dictate the need to go above $350,000 owners will be informed along with the rationale for doing so. (The $850,000 credit line limit was established to act as a hedge against future unknown requirements).   

Please read the attached ballot, sign and date indicating your approval of the loan, including your unit number. 

Please print the ballot, sign and scan it or alternatively sign it and make a photo of the signed ballot. Please return the scan or photo by attaching it to an email to Lesley Management by no later than 5:00 pm (Boston time) on Wednesday March 30, 2022.

Hello Harborside Owners

The plow will be coming throughout the day to keep the lot open.  The shovelers are on schedule to come a few times when it starts to slow down a bit and open up doorways and egresses.  As the storm ends, the shovelers will come for final walkways and egress clean up services.

It is expected that Justin Epstein will be on site tomorrow before noon to remove / move the piles and clear any parking spaces of snow.  The easiest way to clear the lot will be to have the cars moved from the lot when Justin is on site tomorrow.  We will update everyone with times if / when they are available.

 Dear Harborside Owners 

A storm is on track to hit Marblehead with blizzard-like conditions. It is expected to start late Friday night/early Saturday morning and last throughout the day on Saturday. With a view to be able to effectively remove the snow during and after the storm, please observe the following guidelines for snow removal as per past practices: 

1. In order to facilitate plowing, when snow is forecasted, all vehicles should be moved from the upper lot. Park your vehicle in the lower lot, up against the C or B Buildings or along the seawall starting from the north. It is also important not to have any vehicles in the path of the plow to the south end of the seawall. (This will allow the plow to clear the whole upper lot and move the snow down to the south end of the lower lot. A contractor may plow periodically during and after a snow storm. 

2. After plowing and shoveling, and once the storm is over, cars may be returned to the upper lot but should be parked as close as possible against the C Building and as close as possible to the bushes on the south side of the upper driveway. Do not block the garages or carports. 

3. A “no parking” cone may be placed in the “Compact Car Only spot next to the entry to the C Building to allow for vehicles to come in and out of the carports. 

4. Contractors will come towards the end of a snow storm and remove snow from all walkways, egresses, pathways, exterior stairs. They will not, however, shovel out individual vehicles. 

5. Final Clean up and relocation of snow left from the plow may take a few days after the snow storm ends. 

The trust would appreciate strict adherence to these guidelines by all owners and residents.

Please note, while the plowing was decent and to the ground, the shoveling and the detail work around the vehicles and to the entrances is not acceptable.   Given that this was the first storm of the year, and the vendors are experiencing shortages, we are working with the vendor to address the cleanup work this AM as well as outline the expectation going forward.

As was done last year, the clean up of the spaces, piles left by the plow in front of garages and carports, and areas not able to plowed will be handled by Justin Epstein and typically the day after the storm.

If you have not done so already, it is Imperative, that you contact Xfinity @ 1-855-MDU-BULK.  When prompted, please ask for “BILLING” and they will assist you through the process.   

The Xfinity / Harborside Internet / TV bundle

  • The new Harborside/Xfinity bundle, packaging Performance Internet service with HD Choice TV-Lite is now available for all units. As you were notified from Xfinity and Lesley Management, in order to activate this bundle (which means switching over from your old service) you will need to call Xfinity at 1-855-MDU-BULK. It is important that you call before October 22, 2021.
  • The bundle is free of charge which will probably reduce or bring to zero your monthly Xfinity bill. If you decide to add additional services such as a fixed line telephone, additional TV channels or a higher speed Internet connection, the additional services will be at your expense and will be billed to you directly.
  • Following the advice from one owner, you may wish to do the following when you call Xfinity:
    • Be sure to tell the agent that this is for your unit at 24 Lee Street in Marblehead (with your unit number). 
    • If, before you call, you already have a bundled package, you should probably close it down (working with the agent on the phone), and subsequently have them activate the Harborside bundled package and add the extra services you want.

Please be advised New England Sealcoating will be on site on Thursday, May 13, 2021 to repair the parking lot on the South end of the Lot AND the area immediately in front of the sea wall.  Due to the number and size of the vehicles :  All vehicles need to be removed from the lower lot no later than 7:30AM on Thursday, May 13, 2021 for the entire day.  Please make proper arrangements.

Hello Harborside Owners and Residents

We have two projects currently scheduled to begin next week.

  1. The Storage Room/Electrical Room Door on B Building and the B Building Mechanical Room door are scheduled to be replaced early next week.  Paul Haggett Company will be doing this work.  Please use caution when walking by these areas when work is going on.
  1. Bldg D Stairwell – the stairwell may be painted as early as Monday, although it is likely we may push this back a week to align with the carpet replacement.  The existing carpet will be pulled up and all art work removed from the walls.  Everyone should take this weekend and remove all personal items from the hallway and vestibules so that we can start the prep work as needed.  Once I have the confirmed schedule, we will let everyone know.  But again, please bring all personal items inside your unit so that the prep work can begin next week.

Please be advised Wayne Alarm Services has been contracted to upgrade the fire panel in C Building.  Work is expected to take place on Thursday, November 12th (8Am-4Pm) and Friday, November 13th for the first half of the day if needed.

WA technicians will need brief access inside the units on Thursday November 12th, presumably ~ 8:30Am/9Am.  Please note, No work is scheduled to take place inside the units.

Please be reminded that there is, with the exception of the two carports and the two garages, no assigned parking on the Harborside property. 

Please also note that there are areas that need to be kept clear such as the entry to the docks and entries to buildings.

If you have the need for a temporary clearance of parking areas for reasons such as construction (unloading of tools, equipment or materials as well as removal of debris); deliveries or moving, please address your request directly to Lesley Management who, in turn, will take the necessary measures such as notifying all residents of the area that needs to be kept clear and the duration.

Please be advised maintenance will be on site tomorrow and/or Thursday to remove the wood and mats from the walkway in preparation for Friday’s walkway replacement.  Please note any owner in B or D Building which need to leave their units on Friday may do so via the Emergency Egress Systems and avoid this area as much as possible.  Again, if you must leave while the work is being done on Friday, please ask a neighbor to access the emergency egresses through their units.  Please limit this as much as possible for this one day.  

Also, don’t forget to close your windows and doors as dust and smells may carry.

One more Reminder, please make sure all vehicles are parked away from the entrance of the Walkway so that the bobcats and other small equipment can have access to this area.  Thank you for your cooperation.

Please be advised New England SealCoating will be on site on Friday, August 21st beginning 8Am to remove and replace the walkway between B/D Building.  The job is expected to take one day and access will not be available from 8AM to ~ 5Pm.  Owners in Building D May utilize the Emergency Egress System on this day to enter/exit the building.  Homeowners near the walkway should keep their doors and windows closed as dust and odors may travel.

As bobcats and other small equipment will be used, please keep the immediate parking spaces open so that they equipment may be moved around without damage to your vehicle.

The walkway will be available for use at the end of the day and the men have left the property.

Dear Harborside Owners

I remember when electronic mail was becoming an accepted means of communicating on a regular basis. Based on yesterday’s exchanges, however, it has become, at times, a replacement for civil discourse, discussion and achieving consensus. It is not helpful or productive. I have no doubt everyone has the best interest of Harborside in putting forward what they think.

We can disagree, and we have, but let us begin by doing it in a civil and informed fashion.  We each have a piece of this gem by the harbor. We don’t need to agree on everything but let’s agree about this; we don’t want to be the one to fracture the gem.

Let’s start by listening to and talking, not emailing, to the two good candidates who have put themselves forward. Don’t vote because you are angry, vote because you are hopeful. But vote. Harborside has evolved over the years and continues to do so. No matter how long any of us have lived here, we all have chosen to live here. We have a shared interest in moving forward. We need to move forward with the thought that a collaboration of ideas will better solve the issues each of us feels is most important.

We need to lift each other up so first, our lives are peaceful and, second, our investments are protected. We are entering  a phase of growth so please, please let’s come together, communicate in a civil open fashion.

Dear Harborside Owners and Residents,

The summer season is upon us and with that comes more cars in our parking lot.  The Board would like to remind everyone of the parking regulations which can be found in Section E of the Rules and Regulations which is posted on the website.  In particular, sections E2 & E3.

E2. Residents are authorized one or two parking spaces as specified in the Unit Owner’s deed.

E3. Visitors should plan to park elsewhere unless they shall be here for only a short period of time (less than three hours, except for one hour in the summer season). If a visitor will be here longer, their vehicle must have a “visitor sign” with the Resident’s Unit Number printed on it displayed on the front dash, and the Resident must park his or her vehicle elsewhere (i.e., the combination of the Resident’s and the visitor’s parking cannot exceed the authorized parking spaces for that Unit). It is permissible to ask another Unit Owner or Resident who is not using their parking space if that space may be used for a guest. If that request is approved, the “visitor sign” must reflect the requesting Owner/Resident’s Unit Number as above and the granting Owner/Resident Unit Number in parenthesis, e.g., D-4 / (D-6).

In addition, if you are having work done in your unit, please have your contractor use your deeded parking space (see E2 above) or park up on the street.

Please be advised a contact has been signed with New England Sealcoating to dig up the existing walkway, regrade, and top with 3” asphalt coat.  We do not have an exact start date yet but the work is expected to be done in mid-August.   We will communicate a start date as soon as we have that but wanted to give everyone a heads up.  We would expect that this area not be available during the time the workers are there but should be available for light use the following day.    Again the start date will be communicated upon receipt.

Hello All

Leslie de Moraes was able to speak with Bob Storck and following is the update.  Fortunately, Bob did not “break” his back as was originally notified.  He did however fracture a number of vertebrae.  The good news is that he is hoping to be released from the hospital before the weekend.  Bob Storck from his hospital bed, so concerned about his clients, has made proper arrangements to have all his properties covered while he mends.  As many of you have asked us to extend well wishes to Bob, we will update you with any further information.

In preparation for the launching of the Harborside Floats the HDC would like to ask residents to protect each other on our waterfront by following an April 27 2020 Governor’s Memorandum which contains a few points we would like to pass on.
“Only persons from the same household should be together on a boat at one time.
No gathering or groups of persons from multiple households will be permitted on boat ramps, docks, piers, etc., and all users shall practice strict social distancing.
All recreational crafts shall remain a safe distance apart.
Tying boats or other crafts together is prohibited.”

We’ll ask that the state and town guidelines in place for masks, social distancing, and gathering size are respected on our gangways and floats.

Needless to say, any or all of this may change.
We’ll keep you up to date concerning the launch date for our Floats and the installation of the Gangways.

Covid-19

State of the Harbor Update

This update is provided to give a current status of harbor operations and upcoming boating season due to the Covid-19 crisis.

First I would like to state that the harbor is to be fully functional for 2020 boating season unless the state deems otherwise.

As of 4/8/2020 all public docks are on schedule to be installed on their historical dates. This is based on the current abilities of the contractors and State policies. Public docks, ramps and facilities will require proper 6ft social distancing. Please be advised that this could change and will be posted.

Yacht clubs and public launch services will have their own policies in place.

Launching of boats and boat yard demands will be challenging.

Please understand that delays will occur with mooring assignments, mooring service and boat ramp access. Public safety provided by the Harbormaster Department will not be affected.

The Harbormasters office has and will be closed to public visits but will maintain limited personnel to answer phones and conduct harbor administration.

I will provide weekly updates on the town website. If you have any questions please feel free to email the office and we will respond as quickly as possible. harbor2@marblehead.org

Dear Harborside Owners,

The Trust typically would have an Open Board meeting early in the New Year.  However, we have not yet had the opportunity to do so. Certainly the unprecedented times upon us all now have further complicated the ability to hold such a meeting.    

Although there has not been an open meeting, please allow this email to confirm that the Board of Trustees has been actively working on a number of issues facing the Trust.  In particular, the Board has been involved in regular meetings with Tucker Associates, the architect hired for the D Building egress system. 

Covid-19 has made us delay work on other projects being worked on, but again, the Trust is in contact with various vendors and work will continue as soon as some of these bans are lifted.  It is the intention of the board to entertain the Open Board meetings once Social Distancing is behind everyone and in the interim, the Board will communicate updates on the various projects once they are available.

Hello Harborside!
The previously announced Annual Meeting for the 27th of August will be held starting at 5:30 PM at our Unit A1. A meeting package will be sent out by Lesley Management tomorrow. Included in that package will be

  • Meeting Agenda
  • HCT Capital Improvement Project Planning Document
  • C Building Foundation Review Provided by the Construction Control Engineer, Al Dennis
  • C Building Foundation Review provided by the Board and approved by Al
  • Financials as of July month-end

During the meeting we will cover accomplishments for the past 12 months and, obviously, answering your questions. After you have had a chance to review the package please send your questions to Lesley Management. We will answer all the general questions at the beginning of the meeting and address the rest topically at the appropriate point in the agenda.  Please send them by Friday PM the 23rd.

Dear Harborside Owners

Having received an overwhelming owner response, we are pleased to announce Jay Carty will continue to serve as a member of the Harborside Board of Trustees for another three year Term.


Effective immediately, Jay will assume the role of Chairman of the Board of Trustees.  Trustee Carty has requested to be replaced on the HDC so that he can focus his efforts on the Board to his new role as Chairman.  

Accordingly, the Harborside Board of Trustees has selected Trustee DiDomenico to be the Trustee member on the HDC for the duration of his term as a Trustee of Harborside Condominiums.

Thank you Jay, Leslie, and Phil for your continued efforts to the Harborside Condominium Trust and the Harborside Dock Committee.

All other nominations must be in writing, signed by the nominator and nominee and postmarked no later than July 20, 2019 at which time the nominating process will be closed.

Dear Harborside Owners, Residents,

Please advise the steel beam is scheduled for tomorrow.  Accordingly,  please refrain from parking the following areas beginning at 8AM Tomorrow:

·         No parking along the driveway right hand side (on the hill)

·         The last compact Parking space, closest to the entrance to C5

·         Any spaces in front of C2 or the Southside of C Building

·         Any spaces from C Building up to and including the “Segee Memorial” Plaque 

It is expected to take about ½ the day and the Trust is hopeful this is the last restriction on vehicle parking.  Thank you in advance.

Dear Harborside Owners

As you may be aware, Monday we had a very serious situation in building C.  There were “deadly levels” of carbon monoxide permeating through multiple units of Building C.  We are most thankful that working carbon monoxide detectors in units were functioning alerting Trustee Wheeler who was home at the time of a problem in the building.  National Grid responded, heating units were turned off, and the building was aired out until there was no longer a threat to the building and residents.  Individual Homeowner’s plumbers and Bartlett & Steadman for the Trust visited the boiler room where the problem originated, but the source of the problem has not been able to be duplicated.  Investigatory work is still in progress.


We want to take this time to remind all homeowners that smoke detectors and carbon monoxide detectors MUST be in working order.  We STRONGLY recommend that the batteries be replaced two times per year.

Likewise, please allow this email to be a reminder that All boilers/furnaces MUST be inspected and proof sent of inspection to Lesley Management, Inc. no later than December 31st.  Given the severity of the situation on Monday, this Rule and Regulation will be enforced to the extent the Trust is allowed.  Failure to abide will result in fines and the necessary corrective action.  Again, the situation on Monday was very serious and could have had a very different outcome, one we are most thankful did not happen.

The 2018 Waterfront Season is over but another season will return in 2019!

Dear Harborside Owners, Residents,

Please be advised the flag pole will be removed on Saturday, October 20, 2018  in the morning (~8Am-9AM).  We don’t expect this to take too long of a time.  Please move all vehicles from the spaces along the sea wall (but I think the spaces at the far end either side would be fine) so that they have access to the pole and for the safety of your vehicles.

The common areas, specifically the boiler rooms and storage rooms are starting to collect old paint cans, old hoses, bikes, unused construction items and personal items.  Please allow this email to be a reminder that there is no storage of personal items in the common areas.  Maintenance will be around on Friday, August 17, 2018 to remove any personal items left in these areas.

We will have tables set up by the flag pole and some chairs. We ask people to refrain from parking in that area on Thursday afternoon so there is plenty of room. Extra chairs are needed so if you can, bring one along. We’ll also have paper plates, napkins, etc.
